Q Why should I pay for a marketing plan for my property?

A Sellers often question why they are responsible for investing in the marketing costs (such as photography, weekly advertising and signage) for their property. My answer is always the same – seller investment has proven to generate greater buyer interest, resulting in a faster sale of the property.

I strongly recommend to sellers that they invest in an appealing marketing campaign as it will be the vital ingredient to a successful result. It’s highly important to work with your Sales Consultant to produce an affordable and effective plan to suit your individual needs. Do not confuse marketing costs with commission - You can’t sell a secret.

There are many medians to reach maximum purchasers. The most effective options are:

Internet – used to reach the world, a high proportion of purchasers use this method as sorting by area, price and needs can be easily and visually seen

Print Media – Property publications and print media remain one of the most effective methods of marketing local real estate. I highly recommend a mix of print and online media to successfully promote properties for sale.
Salespersons database – a collection of purchasers waiting for properties that suit their needs to come onto the market. These are usually cash buyers so they can purchase as soon as the right property comes along. 

Signage – never underestimate the value of a sign, people wanting to live in a specific area will often drive around to see what is available. A large colour sign is a tool that can be used to pictorially show features. These images create interest to passing traffic and awareness locally.

Do not confuse marketing costs with comission. You can’t sell a secret.

Today it is possible to attract potential purchasers from across the street, and across the world, enabling a more sophisticated net over a broader area than ever before. The more people that know your property is on the market, the larger pool of buyers. This equates to achieving the optimum sale price in the least possible time.
