Q How do I market my home effectively?

A You have a few options to consider in order to achieve the best result:

• Marketing by Auction – this process has been used for hundreds of years to sell a range of items and is an ncreasingly popular means of selling real estate. The intense marketing period of an auction programme exposes a property to a wider audience, increasing the chances of a successful sale. Auctions target serious cash buyers and create urgency by imposing deadlines – to inspect the property and arrange finance. Buyer competition is created through competitive bidding which raises the sale price.

• Exclusive Listing – is when property is listed with one real estate company. I strongly recommend this method as it is to your advantage, yet it costs you no more. With an exclusive agency you should receive premium service and assistance. You can choose to market your home with a price - when it is advertised for sale with a price indicated, this ensures a purchaser is looking in the appropriate price range for their budget.

Marketing your home without a price means potential buyers assess the property on its merits rather than being swayed by price, allowing for the best price possible in situations where there are few comparable properties to value a property accurately and there is no chance of under pricing property, potentially missing out on a premium sale price.

• Or General Listing – is when property is listed with more than one real estate company. I do not recommend general listings as no one is fully responsible for the sale and the advertising is usually minimal, therefore results can be slow and you may not receive the best possible price.
Sellers often receive less attention as consultants have no guarantee they will be the one to sell your home. Communication between agencies generally is non-existent which is to your disadvantage as they may not be working to get you the best price, just a sale.
