Choosing the Right Sales Person with Toni Sherwood
Q I’ve just prepared my home for the market. How do I choose my Sales person?
A My advice would be choose a sales person not because they are your neighbour, your friend or their partner works with you, but because they have merit – all is not equal.
You are entrusting one of your biggest assets – it is highly important to engage a successful professional with experience, integrity and is personable. This person will be spending a lot of time in your home with and without you.
An experienced sales person, good marketing, informed pricing and honest feedback will get you the best result. A successful sales person will work to get you the premium price rather than getting the best price for the purchaser.
To choose your premium sales person, make a list of your needs. i.e. Why do you need to move or sell? When do you need to move or sell? What would you like to achieve from your move?
This is imperative information for both you and your sales person to consider in order to work together effectively. If you know someone who has sold recently, ask them about their experience, maybe they can refer you to a credible sales person. If not, set up interviews with a couple of people that you see are effective in the marketplace.
Your objective is to find someone you believe you can work well with and feel they can achieve the best result for you. An example of some key points to obtain from this interview are: How long has this person been personally selling Real Estate? Can they produce a proven sales record? Did they have any testimonials?
Was there a comparable marketing analysis to your property presented including statistics of recent sales in your area? What type of marketing and strategies will they be using?
This interview process should leave you with much information to consider. Remember, selling your home is one of the most important decisions you will ever make. Ensure the person you choose is someone you feel you can trust, that you are receiving the highest level of service and advice at all times and they have extensive knowledge and understanding of the marketplace.
